The filter is simple: "Bitte mit Finanzierungsbestätigung" — please inquire with proof of financing.

For international buyers this filter is brutal in a specific way: you may earn well and have solid savings, but if you cannot show it in the format German agents expect, you are invisible. The good news: producing that proof is straightforward — and free — when done right.

The three levels of "approved" in Germany

Germany has no single "pre-approval" like the US pre-qualification letter. In practice there are three levels, and knowing the difference makes you sound like a local:

  1. Budget assessment (Haushaltsrechnung). An advisor calculates your realistic borrowing capacity from income, obligations and equity. Internal — this is your search compass.
  2. Finanzierungsbestätigung (financing certificate). A written confirmation, on verified documents, that financing of amount X is realistic for you. This is what you attach to inquiries and bring to viewings. Not legally binding, but evidence-based — and respected.

What documents do I need for a pre-approval?

The core set: passport and residence permit, your last three payslips, your employment contract, bank statements showing your equity, and a SCHUFA report (I obtain this with you). Self-employed: the last two to three tax assessments (Steuerbescheid) and a current profit statement (BWA) instead of payslips.

Is a pre-approval binding on the bank?

No — and any honest advisor will tell you so. It is a serious, evidence-based confirmation of your borrowing capacity, not a loan contract. The binding commitment (Zusage) follows once a specific property has been assessed. That said, a certificate prepared on verified documents almost always converts — which is exactly why sellers accept it.

How long is a financing certificate valid?

There is no legal expiry, but in practice it carries weight for about 3–6 months — after that, income documents and market rates are considered stale and it should be refreshed. Refreshing through me takes days, not weeks.
